"Common expenses" means:

1. (1) all sums lawfully assessed against the co-owners by the association of co-owners;

2. (2) expenses of:

   1. (A) administration;
   2. (B) maintenance;
   3. (C) repair; or

   4. (D) replacement;

      of the common areas and facilities;

3. (3) expenses agreed upon as common expenses by the association of co-owners; and

4. (4) expenses declared common expenses by:

   1. (A) this article;
   2. (B) the declaration; or

   3. (C) the bylaws.
