The following words and terms, when used in this chapter, shall have the following meanings, unless the context clearly indicates otherwise.
- (1) Deferred Maintenance -- The aggregation of unfunded routine maintenance, preventive maintenance and repair and replacement which was not performed in a timely manner due to lack of available funding, lower priority, management decisions to utilize maintenance funds for other purposes or other recognized delaying factors.
- (2) Facility--A building, utility system, grounds or other physical entity under the inventory of the commission.
- (3) Commission -- General Services Commission.
- (4) Maintenance--Actions required to keep a facility or part of a facility in a usable condition and/or in good appearance, or to prevent deterioration once it has been placed in good condition for its type and age.
- (5) Mechanical operations--Air conditioning, heating, plumbing, ventilation, life safety, and fire warning systems required for environmental condition in buildings.
- (6) Minor Construction-- The minor addition to, or alteration, rehabilitation, or repair of an existing building, structure or appurtenant facility or utility.
- (7) Modification--A change in the facility to improve its appearance or function.
- (8) Repair--To replace or restore part of a facility to its original operating condition.
- (9) Tenant Manual - Mandatory rules and regulations governing occupying agency use of a state owned property. The Manual is promulgated by the commission in performance of its statutory duties and may be amended from time to time.
- (10) Utilities--Electricity, gas, water and wastewater services purchased for facilities.
