Sec. 6. "Landlord's usage" means water and sewage disposal service consumed or utilized by the landlord for:

1. (1) personal use;
2. (2) business use; or

3. (3) usage in common areas, including, but not limited to:

   1. (A) a club house;
   2. (B) a laundry facility;
   3. (C) a bath house;
   4. (D) a community restroom;
   5. (E) a swimming pool;
   6. (F) a hot tub;
   7. (G) an irrigation sprinkler system;
   8. (H) a fire protection sprinkler system;
   9. (I) grounds keeping;
   10. (J) flushing the mains; or
   11. (K) any other common purpose.

The term also includes water lost to water leaks in common areas.
