Each thing of value owned by or in the possession or control of the employer or the employer's agent, receiver, or trustee is subject to the lien if:

1. (1) created in whole or part by the lien claimant's work;
2. (2) used by or useful to the lien claimant in the performance of the work; or
3. (3) necessarily connected with the performance of the work.
