1. (a) The duties of a license holder acting as an intermediary under this subchapter supersede the duties of a license holder established under any other law, including common law.

2. (b) A broker must agree to act as an intermediary under this subchapter if the broker agrees to represent in a transaction:

   1. (1) a buyer or tenant; and
   2. (2) a seller or landlord.
