This subchapter applies only to real estate owned by an estate as a result of the foreclosure of a vendor's lien or mortgage belonging to the estate:

1. (1) by a judicial sale;
2. (2) by a foreclosure suit;
3. (3) through a sale under a deed of trust; or
4. (4) by acceptance of a deed in cancellation of a lien or mortgage owned by the estate.
