A home inspector shall inspect central cooling components as follows:

1. (1) The inspector shall observe and report on the following:

   1. (a) Type of unit (i.e., central air, heat pump, evaporative cooler);
   2. (b) Manufacturer (ifvisible);
   3. (c) Operation of the unit unless outside air temperature is less than 65 degrees Fahrenheit and verification of cooling of air;
   4. (d) Physical condition; and
   5. (e) Air flow within house;

2. (2) The inspector is not required to:

   1. (a) Test or evaluate wall or window mounted units;
   2. (b) Evaluate efficiency or adequacy of system;
   3. (c) Operate systems that are covered or otherwise shut down; or
   4. (d) Open panels other than those designed for routine homeowner maintenance.
