All appraisers performing real estate appraisals must be state-certified general, state-certified residential, state-licensed, or registered trainee as applicable. However, a state-certified general, state-certified residential, state-licensed, or registered trainee appraiser may not be considered competent solely by virtue of being certified, licensed, or registered. Any determination of competence must be based on the individual's experience and educational background as they relate to the particular appraisal assignment for which the appraiser is being considered.
