In addition to the requirements for witnessing or attestation of signatures in 57 Pa.C.S. § 305(c) (relating to requirements for certain notarial acts), all of the following requirements apply:

1. (1) A record containing a signature that is being witnessed or attested must be signed in the notary public’s presence.
2. (2) A record containing a signature that is being witnessed or attested may not be signed prior to or subsequent to the witnessing or attestation of the signature.
