All Program Loans shall be serviced in accordance with the requirements of the Department’s Servicer to include:

1. (1) Escrow account maintenance; and

2. (2) The following items, as applicable:

   1. (a) Mortgage loan modification;
   2. (b) Property maintenance and repair;
   3. (c) Foreclosure or deed-in-lieu of foreclosure proceedings; and
   4. (d) Representation of the investor's interest in bankruptcy proceedings.
