1. (1) The Oregon certified home inspector shall observe and describe:

   1. (a) Insulation and vapor retarders/barriers in unfinished spaces;
   2. (b) Ventilation of attics and foundation areas;
   3. (c) Kitchen, bathroom, and laundry venting systems; and
   4. (d) The operation of any readily accessible attic ventilation fan, and when the temperature permits, the operation of any readily accessible thermostatic control.
   5. (e) Absence of insulation in unfinished space adjacent to heated living areas.

2. (2) The Oregon certified home inspector is not required to report on:

   1. (a) Concealed insulation and vapor retarders;
   2. (b) Venting equipment that is integral with household appliances; or
   3. (c) Thermal efficiency ratings.
