1. (1) The Oregon certified home inspector shall observe:

   1. (a) Service entrance conductors;
   2. (b) Service equipment, grounding equipment, main overcurrent device, and distribution panels;
   3. (c) Amperage and voltage ratings of the service;
   4. (d) Branch circuit conductors, their overcurrent devices, and the compatibility of their amperages and voltages;
   5. (e) The operation of a representative number of installed ceiling fans, lighting fixtures, switches, and receptacles located inside the house, garage, and on the dwelling’s exterior walls;
   6. (f) The polarity and grounding of all receptacles within six feet of interior plumbing fixtures, and all receptacles in the garage or carport, and on the exterior of inspected structures;
   7. (g) The operation of ground fault or arc fault circuit interrupters;
   8. (h) Smoke alarms; and
   9. (i) Carbon monoxide detectors.

2. (2) The Oregon certified home inspector shall describe:

   1. (a) Service amperage and voltage;
   2. (b) Service entry conductor materials; and
   3. (c) Service type as being overhead or underground;

3. (3) The Oregon certified home inspector shall report:

   1. (a) Any observed 110 volt aluminum branch circuit wiring; and
   2. (b) The presence or absence of smoke alarms, and operate their test function, if accessible, except when detectors are part of a central security system.

4. (4) The Oregon certified home inspector is not required to:

   1. (a) Insert any tool, probe, or testing device inside the panels;
   2. (b) Test or operate any overcurrent device or safety device in the electrical service panel or elsewhere that may adversely affect the personal property of the resident;
   3. (c) Dismantle any electrical device or control other than to remove the covers of the main or auxiliary distribution panels;

   4. (d) Observe:

      1. (A) Low-voltage systems except to report the presence of solenoid-type lighting systems;
      2. (B) Security system devices or heat detectors;
      3. (C) Telephone, security, TV, intercoms, lightening arrestors or other ancillary wiring that is not a part of the primary electrical distribution system; or
      4. (D) Built-in vacuum equipment.
