Chapter 3 of the Oklahoma adopted IBC® 2018 is adopted with the following modifications:

1. (1) Section 310.4 Residential Group R-3. This section has been modified to limit a lodging house to four guest rooms with no more than two person per room if constructed in compliance with the requirements of the International Residential Code®, to align the section to the requirements in Title 74 O.S. § 317.1. This section has been modified to read: 310.4 Residential Group R-3. Residential Group R-3 occupancies where the occupants are primarily permanent in nature and not classified as a Group R-1, R-2, R-4 or I, including:

   1. (A) Buildings that do not contain more than two dwelling units
   2. (B) Care facilities that provide accommodations for five or fewer persons receiving care

   3. (C) Congregate living facilities (nontransient) with 16 or fewer occupants

      1. (i) Boarding houses (nontransient)
      2. (ii) Convents
      3. (iii) Dormitories
      4. (iv) Fraternities and sororities
      5. (v) Monasteries
   4. (D) Congregate living facilities (transient) with 10 or fewer occupants - Boarding houses (transient)
   5. (E) Lodging houses (transient) with four or fewer guest rooms and no more than 2 persons per room.
2. (2) Section 310.4.2 Lodging houses. This section has been modified to limit a lodging house to four guest rooms and no more than two persons per room if constructed in compliance with the requirements in the International Residential Code® to align the section with the requirements in Title 74 O. S. § 317.1. This section has been modified to read: 310.4.2 Lodging houses. Owner-occupied lodging houses with four or fewer guest rooms and no more than 2 persons per room shall be permitted to be constructed in accordance with the International Residential Code®.
