(a) Home inspectors shall observe and report the following site conditions:

1. (1) the building perimeter for land grade and water drainage directly adjacent to the foundation;
2. (2) trees and vegetation that adversely affect the residential building;
3. (3) walkways, steps, driveways, patios and retaining walls.

(b) Home inspectors are not required to observe and report on the following site conditions:

1. (1) fences and privacy walls;
2. (2) the health and condition of trees, shrubs and other vegetation.
