A transfer on death deed is void unless it:

1. I. Meets the requirements set forth in RSA 477:3;
2. II. Bears the title 'Transfer on Death Deed';
3. III. States that the transfer to the designated beneficiary is to occur at the transferor's death; and

4. IV. Is recorded:

   1. (a) Prior to the transferor's death;
   2. (b) Within 60 days following the date of execution; and
   3. (c) At length in the registry of deeds for the county or counties in which the real estate lies.
