1. A. A home inspector shall visually inspect accessible:

   1. (1) Walls, ceilings, and floors;
   2. (2) Ramps, steps, stairways, landings, and railings;
   3. (3) Countertops and installed cabinets;
   4. (4) Doors and windows, including safety glazing;
   5. (5) Garage doors and garage door operators; and
   6. (6) Household appliances including installed ovens, ranges, surface cooking appliances, microwave ovens, dishwashing machines, and food waste grinders by using normal operating controls to activate the primary function.
2. B. A home inspector shall describe a condition that presents, at the time of the inspection, an unsafe condition.

3. C. A home inspector is not required to inspect:

   1. (1) Paint, wallpaper, and other finish treatments;
   2. (2) Carpeting;
   3. (3) Window treatments, including window glass types or coatings;
   4. (4) Central vacuum systems;
   5. (5) Recreational facilities;
   6. (6) Appliances not listed in section §A(6) of this regulation;
   7. (7) Each control or feature of an inspected appliance; or
   8. (8) Microwave radiation leakage.
