1. A. A home inspector shall visually inspect the accessible electrical system, including:

   1. (1) The service drop;
   2. (2) Service entrance conductors, cables, and raceways;
   3. (3) Service equipment and main disconnects;
   4. (4) Service grounding;
   5. (5) System bonding;
   6. (6) Interior components of service panels and distribution panels;
   7. (7) Conductors;
   8. (8) Overcurrent protection devices;
   9. (9) A representative number of installed lighting fixtures, switches, and receptacles;
   10. (10) Ground fault and arc fault circuit interrupters; and
   11. (11) The general condition of visible branch circuit conductors that may constitute a hazard to the occupant or the structure by reason of improper use or installation of electrical components.

2. B. A home inspector shall describe the type and materials of the electrical system, including the:

   1. (1) Amperage and voltage rating of the service;

   2. (2) Location of:

      1. (a) Main disconnect;
      2. (b) Service equipment;
      3. (c) Distribution panels; and
   3. (3) Wiring methods.

3. C. If applicable, a home inspector shall describe the:

   1. (1) Presence of solid conductor aluminum branch circuit wiring;

   2. (2) Presence or absence of:

      1. (a) Smoke alarms; or
      2. (b) Carbon monoxide alarms; and

   3. (3) Presence of:

      1. (a) Non-arc-resistant CSST gas piping with the recommendation that the bonding of the CSST be reviewed by a licensed master electrician; and
      2. (b) Alternative energy systems, including disconnect locations.

4. D. A home inspector is not required to:

   1. (1) Inspect:

      1. (a) Remote control devices, unless the device is the only control device;
      2. (b) Alarm systems and components;
      3. (c) Low voltage wiring systems and components;
      4. (d) Ancillary wiring, systems, and components that are not a part of the primary electrical power distribution system; or
      5. (e) the existing bonding method for CSST; or
   2. (2) Measure amperage, voltage, or impedance.
