In addition to any other requirement applicable to a mobile home community under this chapter, an industrialized residential structure may be located in a mobile home community if all of the following conditions are met:

1. (1) The industrialized residential structure is certified under IC 22-15-4 .
2. (2) The industrialized residential structure is placed on a lot that is not used for a mobile home or manufactured home within the mobile home community.

3. (3) The industrialized residential structure complies with all requirements related to:

   1. (A) utility line placement;
   2. (B) adequate site drainage;
   3. (C) spacing and setbacks;
   4. (D) minimum recreation area;
   5. (E) water, sewer, or septic service; and

   6. (F) any other similar requirement;

      to which a mobile home or manufactured home in a mobile home community is subject.
