1. (a)

   1. (1) Space shall be included in all mechanical and electrical equipment rooms for proper maintenance of equipment.
   2. (2) Provisions shall also be made to provide for equipment removal and replacement.

2. (b) The following shall be provided:

   1. (1) Boilers, mechanical equipment, and electrical equipment shall be located in ventilated rooms or buildings except as noted below:

      1. (A) Rooftop air conditioning and ventilation equipment installed in weatherproof housings;
      2. (B) Standby generators where the engine and appropriate accessories (i.e., batteries) are properly heated and enclosed in a weatherproof housing as recommended by the manufacturer;
      3. (C) Cooling towers and other heat-rejection equipment;
      4. (D) Electrical transformers and switchgear where:

3. (i) Required to serve the facility; and

   1. (ii) Installed in a weatherproof housing;

      1. (E) Medical gas parks and equipment;
      2. (F) Air-cooled chillers where installed in a weatherproof housing;

      3. (G)

         1. (i) Waste processing equipment.
         2. (ii) Site lighting, post indicator valves, and other equipment normally installed on the exterior of the building;
      4. (H) Site lighting, post indicator valves, and other equipment normally installed on the exterior of the building; and
      5. (I) Exhaust fans;

   2. (2)

      1. (A) Engineer’s office with file space and provisions for secured storage of facility drawings, records, manuals, etc.
      2. (B) The engineer’s office shall be a separate and distinct space dedicated for the purpose;
   3. (3) General maintenance shop or shops for repair and maintenance as required by the functional program;

   4. (4)

      1. (A) Storage room for building maintenance supplies.
      2. (B) Storage for solvents and flammable liquids shall comply with applicable NFPA codes;
   5. (5) Yard equipment and supply storage shall be located so equipment may be moved directly to exterior without interfering with other work; and

   6. (6)

      1. (A) Separate area or room specifically for storage, repair, and testing of electronic and other medical equipment.

      2. (B) The amount of space and type of utilities will vary with the:

         1. (i) Type of equipment involved; and
         2. (ii) Types of outside contracts used.
