The department may charge the purchaser a reasonable rental for any buildings, fixtures, or personal property belonging to the purchaser or placed on the land during the purchaser's tenure, with or without the purchaser's permission, and remaining upon the premises after the termination of the contract. Disposition of personal property, buildings, and fixtures left on the parcel after termination of the contract is subject to AS 38.05.090, as amended through July 1, 1997 and adopted by reference. Private residential improvements will be considered "authorized" for the purposes of AS 38.05.090(f) if built in compliance with applicable federal, state, and municipal law.
