An extеnded орinion wоuld hаve ‍‌‌​​​​​​‌​‌​‌‌‌‌‌‌‌​​​​​​‌​​‌​‌​‌​‌​‌‌​‌‌​‌‌​‌‌​‍nо рreсе-dential value. We have, however, provided the parties a memorandum setting forth the reasons for our decision. The judgment of the trial court is affirmed under Rule 84.16(b).
