(a) The deed relied on to ‍‌‌​‌‌​​‌‌​‌​​‌​‌‌​​​‌​​​‌​​‌​‌​​​‌‌‌​​‌‌​‌​​‌‌‌‌‌​​‌‌‌‌‌​​‌‌‌​​‌​‌‌​​​‌‌‌​​‌​‌​‌‌‌‌‌‌‌‌‌​‌​‌‌‌​​‍bar the demandant shows no privity of estate, or connection of any ‍‌‌​‌‌​​‌‌​‌​​‌​‌‌​​​‌​​​‌​​‌​‌​​​‌‌‌​​‌‌​‌​​‌‌‌‌‌​​‌‌‌‌‌​​‌‌‌​​‌​‌‌​​​‌‌‌​​‌​‌​‌‌‌‌‌‌‌‌‌​‌​‌‌‌​​‍kind between her and the tenant. It cannot avail the tenant in ‍‌‌​‌‌​​‌‌​‌​​‌​‌‌​​​‌​​​‌​​‌​‌​​​‌‌‌​​‌‌​‌​​‌‌‌‌‌​​‌‌‌‌‌​​‌‌‌​​‌​‌‌​​​‌‌‌​​‌​‌​‌‌‌‌‌‌‌‌‌​‌​‌‌‌​​‍this action. (b)
