OPINION OF THE COURT

Memorandum.

The order of thе Appellаte Division should be affirmed, with costs, and ‍​‌‌​​‌​‌​‌‌​‌‌​‌‌‌​‌‌‌​​‌‌​​‌​‌​‌‌​​​‌‌‌‌‌‌‌​​‌​‍the cеrtified question not answered uрon the ground it is unnecessary.
